@Eduard Tanasov, I can tell you one of the best things I have learned from being in this business is that you must grow your war chest first. Do not even look at a rental until you have at least $100,000 liquid cash. I know there will be people who will disagree with me, but you are much safer when you have that capital in the bank. I would think your $3,000 would be best invested in sending out mailers or advertising to find motivated sellers and wholesale some deals. I have a good friend in the Knoxville market who just drove for dollars and landed two deals for $19,800 net profit in a matter of 3 weeks. Grow your war chest my friend, no one tells you about all the downsides to owning rentals, tenants leaving, tenants destroying your property, lawsuits, evictions, chasing rent, capital expenses, etc. If you don't have cash saved up to weather the storm, you're in trouble. Hi,

I'm a relatively new investor in Nashville, Tn, however our company is growing quickly as we continue to add deals under our belt. We have grown a small, but successful network and we are looking to add as many like-minded investors as possible. I am looking to network with any local birddogs or wholesalers in the Nashville, TN market. We have a great referral program set up for birddogs and would love to work some JV deals with other wholesalers. We have a large list of cash buyers and continue to add to it daily.
