Absolutely how you get there matters and you're right that most companies are so heavily focused on grey and black hat techniques just to achieve rankings, that they sacrifice the longevity of the client's campaign for short term results.

We have spent the time to learn SEO correctly and the problem is most people don't. They watch a video and assume they can do it for other people. Nothing could be further from the truth.

I stand by my point that there are multiple ways to do SEO correctly and especially by avoiding black and grey hat techniques.

I appreciate the good debate on the subject.

As I mentioned, I respect your opinion. That's the beauty of the internet, we all have an opinion.

At the end of the day, results are what matter. When clients in multiple markets continue to close deals month after month due to SEO work that was done by our team, that's what is most important.

I do believe in SEO there are multiple ways to achieve success and it seems like you've got it figured out as well.

@Jerryll Noorden good to hear your opinion.

We’ve had to fix work done by some gurus and it’s not pretty.

Ultimately, reviewing the different elements of high-converting webpages for inspiration is not a bad idea, you just have to understand what elements you should be paying attention to (social proof, testimonials, interactive elements, is the text laid out in a friendly and easy to read manner, etc). If the website is full of text without any social proof and 2 pictures, sure it's a bad example.

Lumping everyone into one category and saying all SEOs and marketing experts get it wrong is, of course, your opinion, but I would agree most marketers in the real estate industry do not have the proper knowledge to execute an SEO campaign correctly.

@Mike Guenther It all depends on your plan for the site. If you're planning on sending any traffic there, online or offline, I'd look at more secure options. If you're just planning on putting a site up to have one and don't intend to send any traffic to it, you could go with a less affordable option. 

My question would be, why not take advantage of your site? Nowadays it's almost required to have a website to add credibility to compliment the marketing you're sending out and with a proper SEO strategy, organically rank. SEO is a great way to drive leads and is one of, if not the highest ROIs in terms of marketing for real estate investors. At least in the short-term, you could look at PPC and start driving some leads in that regard.

@Mike Guenther as others have mentioned, Investor Carrot is the simplest and highest performing real estate investor website system to use. Wordpress is complex and the learning curve can be steep if you're not familiar with it.

Carrot is a technically sound build, it loads quickly, and allows you to design high-converting pages without having to learn CSS and HTML. 

Also, please look at other options besides Bluehost, Hostgator, etc. Where you host your website matters and if you choose a Wordpress site, use a system like Kinsta. It's a little bit more expensive, but their security is top-notch, downtime is extremely low, and your sites are backed up every day automatically.

@Riley Holt without seeing your website, I don't want to give too much input. I will say in our experience working with our clients and our own site, a lot of text is not a bad thing as long as it is presented correctly. There are various elements you can use to make text look more visually appealing, more engaging, and help break up the long paragraphs. @Chris Eaker You have to understand the different markets we are in. In Nashville most rental properties anywhere near the urban core start at $120,000 and up in terrible condition. The barrier to entry here is much higher unless you are willing to hold property 30-45 minutes outside of the city, which many do. You may be correct in Knoxville, where you can purchase solid investments at much lower entry points, and may not need as much in reserves. Each market is different.
