@Steve Vaughan I've asked about those terms becuase i think that when your loan is more longer then your monthly cash flow is higher. My main goal is to build a cash flow that stands on 5K-6K monthly in 5 years,my fund for now is 60K. Thats why i think owner financing will be great. 

What will u do instead?

Hello BP!

Since I had an idea to invest as a buyer on properties with owner financing option, I wonder if is it reasonable to ask for 30 years terms for properties at list prices 200K-300K.

Also I'm not an american citizen so i can't take a loan from the banks, maybe private lender will accept those terms?

@Kandi Alston Good to hear, why to be nervous? In case that your offer submitted you have inspection periot + refundable deposit (ofcourse check that first carefully!). The most funny thing is when you'r getting forward step by step at the deal you'r starting to think "whats if i wrong", just be positive and check every step before the next one.

Hi Kandi, As I see at the last few months the market becoming hot more and more.. each property that has littel potential receiving multiple of offers, so my startegy is just to offer more!

I have canceled 2 properties that i had on contracts because the numbers did not match unfortunately, but 2 more going to be right now on contracts with possible to good flips.

Hey Evan, as a wholeseller/investor I suggest you to make an offer which provide the investor those terms: Flip offer- after rehabbing provide the investor 25%-30% profit.

Rental offer- after rehabbing provide 15-30% under market value. 

 Knowing the numbers (estimate) is one of the top important things.

Juan, my advice is just to explain them that you are new investor in the area and going to be there for several years and you want to build long work realtionship. Tell them your needs and if you close a deal just pay them more (advantage for next opportunity). My biggest advice is just to be honest with them. Speak with several agents until you will find 2-3 that you like to work with.

Hey Jenn, I think you need to be more positive. maybe he is a good wholesaler and has alot of clients. But as a investor you need to check two things under contract with him: deposit is refundable and enough inspect periot for you (I'm taking at least 10 days). Than you can check if the property good for you and know the wholesaler better :)
