@James Brand

So if done a few triplex rehabs about 3k sf each and it ran me around $10k for the architectural and another $3500 or so do the MEPs

I’ve done new construction duplexes that cost about the same. Rehabs are harder and more time consuming for an architect than new construction

@James Brand

Hey James, can you provide more info? I’ve spend $5k-$60k for architectural and $1k-$18k for MEPs. All depends on the project

@Kevin Bartlett

He can 1031 the proceeds or can do seller financing/installments payments to reduce the tax burden. If this is his concern he should be seeking out tax strategy advice

Hey,

Curious to hear your opinions. Doing a new construction 28 unit building in Philadelphia.

If you’re familiar with Philly, water is a lienable utility and is never placed in the tenants name. To capture water income what is the best route? Options are submetering via meter spread and installing WiFi meters where the domestic water line ties into the building, there’s RUBS and there’s simply adding a fixed water fee to each lease.

What would you do and why? In your opinion what are the pros and cons to each route?

Thanks!

@William Coet

I am proceeding as I do not feel the risk/reward is there to pause the site.

I personally do not see material costs declining and if they do it won’t be a large decline
