Hey Jess, asking for thought on ground up construction using a meter spread where meters are in the mechanical space of the building vs. installing the meters in each unit where the water comes in

Curious here….for new construction where water is a lienable utility who does meter spreads with the meters in the basement, who does meters where the water enters each unit, and who does other things such as just charge a water fee?

Of course not!

Pissed bc I’m finishing up three triplexes and just discovered the city is putting up 60 PHA housing units directly behind me with private parking, gym facilities, etc....totally ridiculous that you can have the amenities most other hard working people don’t have in the city while being encouraged not to work

Doing a 1031 isn’t out of the question....but would also like to create more liquidity depending on what the tax burden would be. I have three other projects in the pipeline as well so I’m comfortable just sitting right for now, after all we are in crazy market
