Thanks Jeff for your response. I do think I have a very good deal if not incredible in the state of Washington. I need to move quickly before I loose it for some one else. Hence I am asking the wonderful BPers to guide me in the right direction.

Little about me, I have 3 rentals since two years and if I get this property this will be first rehab.

Could you please recommend a private or hard money lender to buy a rehab property? Plan is to buy without any down payment and refinance after rehab.
