Happy New Year, BiggerPockets!

Is anyone aware of New York lenders that allow loans sizes below $50k? I'm currently considering a couple of properties in the Syracuse and surrounding areas that would leave me with loans at about $43k-49k, with 75% LTV. The $50k minimum is what I keep finding...

I'm curious about people's experiences investing in Auburn, New York... I'm in contact with a seller in the area (I'd also gladly take agent or property manager recommendations) and am trying to learn more about the market there.
