We're back at it again for round 3!

Our first couple events have went off w/ a bang. We've consistently filled our 25 seat limit.

On February 18th we'll be doing it again. Kalani Creutzburg and Anthony Ramirez will be back discuss the ADU (Accessory Dwelling Unit) process here in San Diego and we'll be sure to take time again to answer any and all questions. I'll be sure to give a market update too.

The format will be as follows:

5:30 - 5:45: Meet & Greet

5:45 - 6:00: Current Market Update by Maxwell Ventura

6:00 - 7:00: ADU presentation by Kalani & Anthony

7:00 - 7:30: Questions & Socialize

We'll be sure to include some new great content for those that attended the first couple times.

SD Union Tribune recently put out an article showing SD is slated to be the #1 market in the U.S. to appreciate in 2021 at 8.3%

Based on what we've seen since May/June there really isn't any reason to expect otherwise. We have historically low inventory and the demand couldn't be higher given the low rates and economic tech boom we're going through. 

San Diego has a dozen or so projects slated for downtown and throughout SD City all the way down through South Bay, many of them will be bringing in high paying tech jobs. We're running out of room to build and there isn't enough new construction to keep up w/ demand.

With CoVID still present until estimated late Q2-Q4, new listings will most likely stay low. I don't expect the supply / demand issue to get much better even as we head into the spring time. However, we still don't typically see inventory highs for the year until around July-August.

Where are you looking to purchase after the sale of your condo? 

Inventory downtown is pretty good right now at about 4.5 MOI but can also be harder for a seller right now. Units don't go as quick and can sit for a while unless your unit stands out among the similar comps. 

Or are you looking to purchase something other than another condo downtown? 

1031 or Cash out refi (depending on how much equity you have) will likely be your best options.

InitialCF will typically look poor out here. Have you considered the potential to add additional units / ADUs? 

Which type of properties are you going after? SFR, 2-4, 5+?

And what locations? I have a few off markets / coming soons too.

The San Diego market is an appreciation play 1st, Cashflow 2nd. Perfect market for building wealth over time, especially w/ the low supply / high demand. Other factors that separate our growing economy from others is tourism, military presence, and our booming AI/bio tech careers.

Appreciation on an already higher priced asset (SD Real Estate) relative to the rest of the country will yield far larger returns on your investment over time than increasing cash flow. Much easier to grasp on a spreadsheet. You're taking advantage of compounding interest.

As for cashflow, it's really just the initial cashflow that is poor for the majority of the county. Over time cashflow here is actually pretty good. Remember, an increasing rental market will follow an appreciating housing market.

You mentioned location is important to you. Where are you looking? Are you solely looking for condos/townhomes?

I'd recommend taking advantage of your VA entitlement and looking into a 2-4 unit if you're open to it. You should be able to qualify for significantly more and you'll be looking at a much better investment down the road.

Majority of 2-4 unit opportunities will be sprinkled throughout SD City, National City & Chula Vista, and up in North County you're looking at Carlsbad/Oceanside/Vista/SanMarcos
