Thank you for the advice Ann. I signed up for the Western Mass REIA through a link on one of your post. Those are some great suggestions.

I would greatly appreciate any advice or help I could receive. Particularly people in the Boson  area and also Springfield area where I'm thinking of investing. I am happy to offer time and work for free for help and advice. 

I am interested and semi educated in the field of real estate. I'm looking for help and advice in making my initial investment. I've read several books and I'm currently taking adult education classes at Boston University for commercial finance.

I'm interested in investing in general, buy and hold investing, flipping houses, low or no money real estate investing, house hacking, and multifamily investing. Would like to make my initial investment in the next 6 months. Which is a very ambitious goal. To start by a couple of flips and hopefully make a few wholesale opportunities along the way. 

I'll keep you in mind. I think I should get a little further into the process before wasting your time.

I need particular help with an estimate of cost. Any insight into how to prepare and present a business plan to potential partners. Although I think I'm better at that aspect of the business. 

Oh and I don't plan on buying both  ( I wish I could ) but as a beginner with no mentor  ( yet ) I wouldn't want to stretch myself to thin.

Well since I am just starting out and are in need of my own investment capital. I would like to flip it. I understand that the market isn't going to be at a good place in the time it could be finished. So I was thinking of renting it out after it was built, if I couldn't flip it right away. Keeping the cash flow and making more attractive to future investors to sell.

I have two properties I'm looking at but both need to be built. One is raw land and the other is a decrepit house that need to be demoed first. I have a potential cash partner if I can present a good enough case. I plan on talking to a few contractors but I was seeking some help from my big pocket brothers and sisers

If I find a credit partner who has never owned a home and form an LLC to purchase an investment property. Would that disqualify him or me from qualifying for an owner occupied home loan in the future.
