I took the plunge myself last week and took on a part time sales gig on the home loans side, not only for the extra income to re-invest, but also to gain the knowledge and skill to help place others in the most stable income producing wealth building asset class in America... To keep turnovers very low but also make sure that my tenants get along before any long term contracts.. I always offer the new tenant a 3month lease as a trial period contract, And if he fits well with the other tenants then I sign either a 9month lease or a year lease... Then after those 2 lease terms are over, We move to "month to month"..... Ps: This is for a 6bedroom 3800sqft rental property I have in Washington state I rent out as room rentals. Hope this helps.

Let's just think about what on can do with 40k in real estate investing..... Whenever somebody tells you that there is a short cut to wealth, They are more often than not trying to sell you that short cut too... Like I have often done when seeking out my mentors... I will give you an agreed percentage in my profits... But I will never take money out of my pockets to pay for it...

Yes... That's the current strategy that I have been using... Bought rental properties that way last year... About to apply for a Heloc on the newest property to buy the next one... It depends on the banking institutions... So I find it best to work with local credit union.

A year and a half ago, I walked into a dealership with $10,000 to purchase a car. however , when I discovered that I could get said car for 2.49% interest rate per annum, it was a no brainier to finance the car and leverage the said $10,000 into a purchasing real estate investment... I always take the finance if I can and leverage the money in hand on another deal. My 2cents, finance the car and leverage the cash! Thanks for reading!

There are four major ways of making money in Real Estate, 1.When you buy. 2.When you sell. 3. Equity 4.Cash flow. I think you always buy to make money from now going forward. With that said, every investor has their own philosophy on What, Why and How they invest.. So big question becomes.... How do you want to make money off your investment. Cash flow is king.
