If I'm starting out with little capital, would it make sense to buy a SFH and value add like cosmetic stuff since I'm not handy and then brrr after a year as my primary occupancy?

If so, I’ll be living very paycheck to paycheck won’t I?

I don’t have a full time job and if you tell me to get one I might just have to work at McDonald’s and try to be a manager in 3-6months.

Just listened to EP. 481 of BP podcast with Brandon Turner and David Greene. WARNING LENGTHY!

I’m 23 with 5k in the bank.

$1,000 in an emergency fund

$4,000 in a growing 3-6 month/down payment fund

$2,000 credit limit; recently denied an increase to like 5,000 (joint with mom)

Basically 0-500$ credit card debt

NO student loans!!

-sound familiar? Dave Ramsey style

I have had a string of 9-5 jobs and my current part-time for a year and a half. Just graduated with a bachelors in marketing. So not really any long term full time work. I have a sneaker reselling/collecting side hustle but lately I have been investing profits into expenses and indulgences. I understand if I sacrifice those I will stack faster, but it’s hard for me when I get a shoe for example that’s very profitable but I and my gf would like to have one as consumers too, it actually becomes an expense. Anyways any advice to get closer to my goal would be great. I want to house hack, would love to 203k loan, and Brrr in San Antonio Texas Market. Looking for long term rentals, but open to multiple exit strategies to increase capital and scale.

Hi BP. I have a million questions and no one to talk to about all my thoughts so I was hoping I could post them all here including deals I analyze around me.Questions about them and more. Questions about financing. I'm in San Antonio TX and thus that market. I know there's BP analysis tools and market tools I will utilize as well. If anyone would be willing to chat via email/text/call/zoom that would be great. For example someone spending an 30 mins to an hour analyzing a deal with me. I have no way to polish and refine the way I do it now besides going of what I read and listen too. Thanks. Side note How much is enough to start seriously looking for a house hack or investment property (In San Antonio TX market) I just started saving and and almost halfway to my $10,000 goal. Would a 203K loan be a good option since I'm limited on cash but have good credit? Ok Ill leave it here for now, but as you can see there's a lot in my head.

Hi everyone, I'm thinking pretty clearly right now that my goal is to Househack. Keep in mind Im in Texas. How do I look for HouseHack deals. How and where can I learn what a good deal for househacking is, the best financing, what I need to start right away, hopefully with no money down. Hi guys any advice on what I can do with my situation or some best practices. My goal is roughly to have one or multiple properties, commercial or residential that can supplement my income. Goal right now would be like 3000 a month from x number of properties. The goal is Financial independence ultimately. I want to write books, have a podcast, give a ted talk and all sorts of stuff in my lifetime. The goal is not to stop working necessarily. To make that clear. 

I'm 22 with 1 year until graduation. I live with my parents for this last year(0 rent). Im broke like less than 500 in the bank broke, just starting to save with a seperate allocated bank account. Currently unemployed from COVID, from a 10$/hr job. I'm thinking about househacking a hopefully 4 or 3 unit property that I still would have to find as well then finance etc. If possible I would like to get a property right now while I live at home and rent it out so that the rent covers PITI and maybe cash flows with no money put into it, or none of my money. I have an above 760 credit score for what it's worth but right now wouldn't be able to show a strong and reliable stream of income.

For those of you that have been through it or have achieved what I would like too. My main question is: What are some of the best properties to get with little money or but good return being that time is on my side? What path did you take? 

Other things you can include..
Would brrr be the best strategy? Or househacking into a brrrr maybe. Curious to see what others did or what they have to say. How can I build a team and how did you around you? Go to REIA meetings and ask around? Go to an agency like keller-williams and ask around?

Hi BiggerPockets, I'm Max, currently a college student in Texas. Im looking forward to making connections on here and being a part of this community. A little bit about me in no order... 

I have been reading/listening/watching tons of podcasts, books and youtube on creating wealth through real estate since I was about 17. The problem is with being a stay at home college student with no one to teach you about wealth is that I am broke and have had to learn like many of us through other ways, like richest man in babylon for example teaching you to pay yourself. I played soccer as a kid so I like to run and workout! Ive created 3 dropshipping E-commerce businesses. I switched my major from psychology to marketing after that. Last year I did an internship knocking doors selling home security, which was rough to say the least, but has built more of a thick skin on me. I like stand up comedy and superhero movies(I like the villains though), my favorite is deadpool. I like basketball and this season I was really enjoying the Lakers games and Portland games. I'm a little bit of a Sneakerhead. Im gonna be starting a youtube channel soon to start documenting/providing value that I learn as I learn it as well!
