@Benjamin Aaker okay thank you I will look into the laws concerning that. The seller has given me his price of 440k. There's 330 owed to lender and another lien for 100k. Houses are selling for 480-510. He also stated that he wants $1400 rent which is about $1000 below market. I asked if he might consider allowing the buyer to rent out another room. He also has NTS filed with auction date on 1/7...

Hi. I have a seller than says he will sell for a great price if the buyer can guarantee a 1 year rent back lease for a great price. Is this something any investors would be interested in? Of course it would depend on price I'm sure.

This is a very noob question but in California can normal real estate agents list or be buyers agents for multifamily properties?

Hi,

I've been looking at some multifamily deals on market recently. I understand that cap rate is a good way to determine if its a good deal. My question is if the investor was looking to buy out the current tenants, do repairs, and then get higher rents how would you factor all of this into determining an offer price?

Hi I spoke with a homeowner today in Discovery Bay who is interested in selling his property. His brother who is on title passed a few months ago and since then he has had trouble keeping up with payments. There is an NTS with auction date set for mid January. He asked if I had anyone that would "like to come by and see the property". When I asked him about listing he said he would like more time to move his belongs before he does any showings. He is currently negotiating with his lender to delay the auction date. My question is if I were to reach out to agents nearby who've sold properties recently and might have interested buyers would I need to have some sort of referral agreement with them? My hunch is that if I show up with a motivated buyer the seller might sign something but otherwise might put off moving his belongings, fail to extend auction date etc. Would it make sense to try and line up some kind of transaction asap considering his situation with the NTS?

@Bruce Lynn Hi Bruce thanks for your reply. I don't have any competency in the area beyond the brief research I've done on zillow. I'd like to note that I'm a new agent and have never had a listing. As for showings I was wondering if the owners property manager could let people in to see? At this point I think the best idea would be to refer it out to a local agent. Any tips for how to structure that? The property is up north in a small town called Arcata and I'm in the Bay Area. I don't have access to any MLS currently thats something I was going to look into today. Is it something I have to pay for? My brokerage is 100% commission so they haven't given me any training. Thank you!

Hello. I was speaking with a home owner about potentially buying their property as an investment. After a while I realized that my price wasn't going to work for them. At this point I offered to help list the property so they could get top dollar. The big caveat is that I am 6 hours away from their property and they are staying in Alabama. I explained to them that this might be a problem but they seem to like me and want my help and kept saying things like "Oh in this day and age everything is virtual.." etc. I offered to refer them to an agent but again it seems like they want me to list the property. They want to sell as-is and they don't want to have to move their stuff out right away and basically they want to put it on the MLS and see what kind of attention it attracts. I know you will all probably tell me this is stupid and I should just refer him to someone which is honestly what I am probably going to do but I thought I'd write this post out of curiosity to see if anyone has ever listed a property remotely and how it went.

@Mary Cronin there are also a bunch of creditors claims on the case details adding up to about 23k.
