I just purchased my first 4plex in Trois-Rivières(Quebec,Canada) I paid 206 000$ at a  2.04% with rbc. I have put 20% down(42 000) the place cashflows 580$ a month. extremely grateful for that.

As if this wasn't enough, yesterday we had the amazing news that a wealthy family member is ready to pay cash for a property up to 500k for us(Plex, house, etc) to live in and  repay him monthly interest free (about 1 500$). 

knowing that a part of the loan could be used for renovation, what would do you think would be the best investment for us when taking into account comfort(as we would live there) and rentability) ?

My name is Max, I have about 30k  and  would like to invest it in real estate in Canada. Anyone here knowledgable about the market in Trois-rivieres (QC,CANADA)?!

Should I wait and build up cash reserve and see what happens on the market? 

Looking for advice and what people think will happen with real estate in the foreseeable future

Would love to connect with people around me who could eventually bring me a good deal.

I speak French/English and Spanish and I am in the cellphone industry (if that can be of help to someone in here!)

Wow, ok I will take this rule into consideration thank you. Your conservative approach seems a lot more down to earth. I guess if the numbers still make sense after aplying those rules you are a little bit closer to get yourself a good deal. Thank you for taking the time to share this with me!
