Hi BP community,

My wife and i are currently in contract with our first out of state investment property. It would be a small multi family property in Ohio. We both contribute to the downpayment and will be on title together. Our goal is to buy more rental properties in the future.

So my question is if we should form a multi member LLC and put our first rental property in it after closing or should we just keep the title in our names?

thank you for the help in advance.

@Patrick Drury thanks for the advice.

In your opinion is 40k enough to start in the Columbus market?

Hi Bp community,

I am looking for advice on good areas to buy small multifamily properties right now. My friend and i would like to partner up and buy a small multifamily property together. Together we could come up with about 40k for a downpayment.

We did some research in the mid west market and it seems like there is potential out there for positive cash flow?

Is the cash we have on hand enough to get us started or should we wait and save up for a bigger downpayment?

Thank you for that advice! Definitely makes sense to wait.

Hi BP community! I have been following and doing research for a while now and I think it is time to pull the trigger and get my first investment property!

I live in Southern California and here it’s nearly impossible for me to get my feet into the door. So I’m looking for advice in what markets I should do my research? My savings for a downpayment/ closing costs are around 20k. So I guess I’m looking at properties right around the 100k range!?
also is it Smart to get a pre-approval already in different states or how would you guys start?

Thanks in advance!
