I'm so excited on closing on my first deal today! It's not a small pay out too! What "next move" is a must, if I'm aiming to close on at least one deal a month? I work fulltime, so was thinking a VA, buy lists, and try and recruit property scouts. What do you think? I want to step up my game.

Streak, implemented! It's pretty awesome. Virtually zero effort to use. However, How do to use "Today's Contacts"/"Over Due Contacts"? I'm not really seeing how to do that.

I feel like sometimes I just bomb phone calls because I never stick to a script. Also, I got my sister in law to help with phone calls, and I just need a uniformed call script for motivated sellers. It would be great if you could share thoughts. Maybe email me your script.

@Brandon Turner Thanks I've actually just finished listening to his interview on the BP podcast 21 @Jerry Puckett. Also, visited to his website.

And...I'm a teacher, so it's particularly annoying when I make a grammatical error haha... "Your" help is greatly appreciated!

Hello,

I originally bought a list from listsource, and mailed out one yellow letter each to absentee owners that went like this:

"Dear John,

My name is Max, and I'm very interested in buying your property at 123 Main St. I can pay in cash and close fast. Please call me even you're not interested in selling.

Best regards,

Max

XXX-XXX-XXXX"

I sent out 1,700 of these to absentee owner, to which I received about 125 calls, and didn't close on one deal. Granted it was my first time on a "sales" call, so I may have messed up by not having a detailed script. My deal ended up coming from "driving for dollars."

Please Critique my original letter, and model a good follow up letter.

You're help is greatly appreciated!!!

Hey Guys! I'm new to BP and REI. Please share a few ways to generate better leads. This Driving for dollars is not cutting it. I need volume and efficiency. I'm mainly trying to wholesale.
