Congratulations on taking this big step! The vast majority of homes are sold through the MLS through Realtors. Please keep in mind that the sales commission is normally paid by the seller. You can purchase without the assistance of a Buyers Agent (represents you only) but it makes no sense at all since the listing agent will still be involved and working for the seller to get the best possible price and terms for them. There will be no cost savings for you since the sales commission is paid by the seller (in almost all cases) and simply split between two agents. In some states, the listing agent can be a dual agent and be a neutral party but they still get paid by the seller normally and you do not have representation in the transaction as a purchaser. They won't give advice that could give one side an advantage over the other.

The reason some sellers sell For Sale By Owner (FSBO) is because they are trying to save money or make more money. There is no way sellers AND buyers can save on the commissionon on the same transaction. Depending on the sophistication of the seller, they may be able to use your inexperience and lack of knowledge to their advantage.

There is no advantage avoiding a good Buyers Agent that is looking out for your best interests. You won't save any money and could easily end up at an extreme disadvantage, especially as a first time buyer. Good luck!

Since when are children under the age of 18 able to purchase real estate? The definition does not include children over 18 not living in the same household. Those two things make no sense.

Since HUD has a 10 day waiting period before any offers are reviewed, this regulation in silly. I could understand if they didn't want "insiders" to make an offer the same hour a listing was released but that is not the case with their process.

I ran an ad in CL the last time I had one in the domestic jobs section. In order to get a good quote (with minimal effort), I linked a video of the job description where I explained what I desired cleaned via You Tube and asked for bids via CL. The response was massive from regular cleaning companies to people trying to make the rest of their rent due next week. The rates will vary wildly as you could imagine. I prefer the "motivated cleaner" just like a motivated seller.
I was more than please with the job a couple did for me.

I was speaking to a fellow investor last night at a REI meeting. He recently clolsed a very lucrative deal brought to him by a Bird Dog. She was brand new and he paid her a generous $5,000 (it was a very good deal.) Without her, he would have never found the deal. It was a WIN-WIN all the way around.

I am willing to bet that it won't be the last deal she finds for him. The average person simply never imagines making that kind of money legally for simply passing on information. Unless you have too many deals to work, I don't see much downside here, especially if they send you high quality leads.

I like to search for a max. of $xx.xx per square foot. This will reveal attractively priced properties as soon as they hit the market or are reduced under the threshold over time. Naturally you can adjust for more or less expensive areas within your MLS coverage area.
