Hopefully I'm in the right section.

I have a house in PA which I'm offering with owner financing.

The only thing I can't get an answer on is if there is anything needed besides the mortgage. Do I need a Deed of Trust or something? I know some states require it.

I plan to write up a mortgage and have it recorded with the county, etc. But they seem to have no answers at all after that.

Assuming that the paper we sign will be seen as transferring the property so there will be the transfer tax and I assume I can let them get their own insurance.

Any help is appreciated, have to meet these people tomorrow with the breakdown of the loan.

The buyer just backed out so I guess I don't have to worry about that.

I may have to go back to the system I was using before. But they don't make it easy to get a deal done.

So do the A to B as a regular transaction with the cash and then just a contract from B to C?

Trying to really jump into REOs. I have an approved buyer but need to figure out the rest.

I know there are option contracts etc but wanted to know the actual steps.

Found a house and an agent.
Have the approved buyer.
Need to make an offer.
But what forms are needed.
I have one of the private money places to do the A to B but need to figure out the B to C.

I used to have a system of people who did this but I'm venturing on my own and want to make this happen.
