@Jacob Kravitz yea I guess I wasn't clear enough. I definitely want to work as a real estate agent I just also want to work with investors and learn the ropes. I completely agree I don't want to just hold a license as a way of getting an "in".

@Robin Searle I'm definitely joining a team for at least the first 2 years. I also prefer the team atmosphere, "a rising tide lifts all ships" or something like that right? Thank you for the words of encouragement!

@Caleb Heimsoth I see what you're saying. I would like to be full time realtor (if I can make it) that's why initially I'm only going part time and plan on keeping my full time salary job. I know the salary will help me qualify for loans for my first few properties too. So I guess that'll depend on how it goes.

@Caleb Heimsoth why do you say that? Doesn't David Green do both? I think (for now) I want to be a full time realtor that works with investors and slowly buys rental properties of my own. Also sorry about the messy paragraph above, I swear I formated it but I guess my phone had other plans lol.

@REUBEN JAMES II I'll caveat this by saying I haven't invested in any real estate myself yet. I'm just now starting to create my "road map" if you will. I wouldn't say $5k is too little to start because it highly depends on your market. You kind of sound like me where you learn better hands on and doing rather than just reading and listening. If that's the case Google and check Meetup to see if there are any REIA meetings or real estate investor meetings in your area you could join and if your handy with fixing things or have something else to offer try and make friends with some of the investors doing what you want to do and offer free labor in exchange to pick thier brain. I believe the utlimate beginners guide (someone help me with the link) has some advice on how to get a "mentor". That's what I think I'd do in your shoes.

Hey guys, I've been devouring the BP podcast and finally started making my first move into real estate and want to get different opinions/critiques. This might be a lengthy post so I apologize. Last March I took my first full time job as an experiential market manager in Orlando and although my job is pretty fun I quickly realized why I was an independent contractor for so long. I don't particularly enjoy having a boss (putting it nicely). I always enjoyed working events because I'm not the shy guy, I love getting in front of people and even joined my local toastmasters group. So I finally took the real estate course online and took my state exam, first attempt I got a 72 and you need a 75 to pass. So I scheduled my second exam for the 28th this month. My girlfriend and I have talked about it a lot and we plan to buy our own house (preferably duplex) by the end of next year. I plan on proposing soon but just in case she has an account I won't say when. My main plan is to sign on with Keller Williams because of their in depth training. I used to sell insurance and the people I worked with wrote one policy in front of me, refused to let me take notes, and sent me off to get slaughtered. Needless to say I like to have a better framework then that and I do plan on keeping my full time job for awhile as well because I can't afford to go 100% full time as a realtor until I start seeing consistent results. I've read Brandon Turner's post on the ultimate realtor's guide to working with investors and plan on joining my local REIA to hopefully find a flipper that I can help find deals for. I'm going to practice analyzing deals based on the 70% rule for flippers. TLDR, my goals. 1. Become a realtor that understands how to find deals 2. Buy my first duplex within 12 months 3. Learn from the flipper(s) I'm helping and find a potential partner Question, if you're me what would you do first and how would you do it? Are there any resources you recommend, books, groups (in Orlando FL). My main first goal is getting to the point where I can work as a realtor full time and leave my other job. @Ben Bymaster I feel your pain. I took 8 years to finish my undergraduate degree in political science and after working 6 months in the industry and racking up some student loans I found out I hated it, so now I have a degree that's useless. I'd say if you have a very specific, highly technical job you want like a lawyer or doctor, then go to college. Since that's not the case, if I were you I'd get my real estate license and find a broker who specializes in that area to work for and learn the ropes. Or property manager of some commercial properties. There's definitely more than one path to go, I think the key is have a definite end in mind and map your way there backwards starting from the finish line. Basically have a plan.

@Melonie Dickson I'd echo what most people are saying. Especially being it's your first investment, I'd personally play it more cautious. Maybe call a few local realtors and ask them if it's typical to waive inspections on your area. Find a few high volume brokers and ask around. Good luck and keep us updated!

Hey Toby! That's (as Brandon and Josh would've put it) Awesome! I'm in a similar position in Orlando. I still have to take my real estate exam (first attempt was a 72%) but I want to work with investors too and read the post I think it was called the ultimate realtor guide to working with investors. Unlike you, I don't have investor experience yet and plan on house hacking by next summer. How did you get started in investing and what type of investing are you doing?
