I've met with 4 past clients in the last week who currently do airbnb.  We're going to list 3 of their apartments for long term rentals and one is considering selling.   In NYC long term rental market has been very resilient so i think most will opt for that.

why not have a live-in manager for short term?

They all own 2 family properties and were airbnbing the 2nd unit while living in the first.   You can no longer rent entire apartments at all.  Only rooms in an apartment in which you owner occupy.  That doesn't work for them as they like having their own space.   So Long Term makes more sense in these situation for them.

I was thinking the one that was short term but was going to sell. You can do str, but there has to be a live in resident and complete access had to be given. Hence live in Manager.

Significant changes coming for short-term rentals in New York City!

Projected up to 10,000 Airbnb will have to be de-listed!

How will this impact your properties? Or are you ONLY doing long-term?

Don’t discount parts of Hudson County NJ like Jersey City, Union City, Weehawken, West New York, both Bergen or even Bayonne.

Commuter times from these areas are comparable and sometimes a lot more convenient to Manhattan which I’d good for renters.

Prices on small multi family are better than in almost any area of NYC.

Good luck!

Good ideas. Thank You!

Hi Maurice,

You could always find a room mate situation in a place near grocery and some fast foods.

Just pick someone who matches you (introvert, extrovert, likes sports, or reads online most of the time).

That way you will be less likely to get in each others way.

Ask friends first--because the are a known item, vs the unknown.

Good Luck!

Thanks. Great idea for many. Definitely wouldn't work in our situation :D

Hey @Maurice W. Evans - was this something you discovered when looking up low cost ways to make another acquisition?

Asking since although it sounds feasible in theory, it will be tough to find a landlord in NYC willing to do this - unless you work with them full time onsite as a super/manager/agent/etc.

not recently, but yes in markets in Florida and Kansas...but some time ago.

I'm always open to learning and looking for creative ways to do things.

@Maurice W. Evans very common for 50+ doors buildings to offer free rent for onsite agent/handyman. Often it's a couple, one does showings, the other maintenance.

You do have them still sign a lease, so you can chage rent if you fire them. You give them a rent credit during their engagement.

That's interesting, thanks. So do you feel it's not worth it for less than 50 doors?

"Provides a door" means exactly what?

Free rent or ownership?

good question, I have seen both (not sure how that worked with ownership, I think it was stock in the company/fund), but usually was just rent.

I have been involved with and know if the following your situations.

Investor with multiple doors provides a door in exchange for part-time property management or tech development.

Is this a thing anymore?

Or only 15-20 years ago?
