Hello,

I'm new to the landlord world. I have one rental property. This will be my first time filing taxes as a landlord. I'm looking to maximize all tax benefits related to being a landlord. Can someone direct me to a good CPA or respond to this post if you're a CPA and can help.

My wife and I are in the process of turning our primary home into a rental. I created an LLC, and the rental address is not the name of the LLC. My thought was to give the LLC a generic name, and the rental could be under the generic LLC name (I hope that makes sense). I only own one rental. Is there a way to include the rental home in the LLC without changing the name? When it's time to do taxes, I want to get all the rental tax benefits. Plus, protect our name. All inquiries are appreciated. Thanks!

Thanks for taking the time to respond. It's beneficial. We are a bit nervous about the process and wanted to get some advice. Sounds like the process shouldn't be as difficult as we think.   

Are you meeting on the first Wednesday of next month (Dec)? I'd love to join. What time do you usually gather? My wife and I own a house in Lodi, CA, and want to get it rented out LT.

My wife and I live in Northern California and are in the process of renting out our house long-term. Our rental will be in a different town than our primary bank. We want to start the process of making the rental an LLC. Do we have to go through the city where the rental is located for the tax ID number? Can we get a business account from a bank in a different town? This will be our first rental property; if you've gone through the process of getting started, my wife and I would love some direction.
