Hi, 

Experience investors, how would you go about getting tenants of a small multi-family  to complete an estoppel certificate prior to closing on a deal? 

Would you mail the form to them? 

Give it to the current own of the property (he or she might fill it out)? 

Or deliver the document yourself? 

Lastly, would you want your future tenants to have the estoppel notarized?

John Fisher Thanks for reading and replying to this post. The reason I for choosing residential real estate is because that's all I've been studying for past 2 years. I wanted to find a niche and small multi-families is a niche that I would like to feel. Later I would like to more into small apartments 10-50 units. Our motivations are deep rooted. To keep it short and sweet we didn't come from money we worked hard for everything that we have, and we want to build a legacy that could potential feed generations. Also we want to provide quality, I've found that a lot of landlords focus more on the lording part (ruling over people" and not the people part. I'm motivated to develop a system to do the opposite. In relation to my person, I'm a hybrid. I can be a simple guy that's paint, cleans, and take calls. Or I could the suit and tie guy. I'm an auditor by profession, but my dad is a repairman, all the odds jobs he took my brothers and I took too.
