Quote from @Michael Dumler:

@Matt Mancuso, what market are you in? Moreover, have you thought about looking at potential opportunities on market? Needless to say, sourcing and acquiring off-market deals is in and of itself a full-time job that requires your time, energy, and capital. If you want to put in the work to acquire off-market deals by yourself then more power to you, however, it's best advised to work with someone who sources deals routinely and has their systems in place, aka a wholesaler or investor-focused real estate agent.

Michael, I am looking to purchase a single family house/townhouse in the Annapolis area of Maryland. I do know that sourcing an off-market property is a full time job, just was wondering if anyone with experience had any tips on making it easier. I will have to connect with more wholesalers and agents. Thank you for your response

Quote from @Albert Blair:

Matt, are you on a wholesaler's list? I would try to get with a person or company that advertises that they buy houses and see if you can get on their mailing list of when they have properties for sale. It might be difficult since you are new and probably won't get the best leads, and you will probably have to do some fixing up on the property. In addition, you probably won't be able to a get a conventional loan for an off-market property. Good luck.

Albert, thanks for the response here. I am already on a few whosaler lists but they do not send me the best leads on houses. I am trying to live in the house I purchase and these lists usually send me places in pretty rough areas. Thank you for your insight

I am looking to purchase my first real estate investment property and am having a hard time finding off-market properties.

Does anyone have any tips for finding off-market deals?
