I was wondering if anyone ever come across Howl USA, LLC, who operates the night club chain "Howl at the Moon" across various cities in the United States?

I am asking as the potential Landlord of a commercial property. If anyone has done business with them, I would be interested in hearing about your experience with the company.

Canadian Real Estate Investing Online Resources List

This is my second post on the same topic as the BP forum did not allow me to update my list very well. Therefore, I have created a Google Sheet to compile the list:

BP is amazing but I noticed that all data resources listed are tailored to the US. I wanted to start a thread with a compilation of the best resources for property search / data / analysis / research in Canada for real estate investing. I'm starting with what I've found so far but I know this probably is missing many good resources. Let's pool together and make a master list of resources for Canadian related REI online resources

This list is nowhere near exhaustive as of right now so share your suggestions below and I'll update the list! :)

Thanks Cody. Glad to get a second head analyzing it. Assuming rates are raised, my thinking is that this might negatively affect real estate. This property is in the GTA. Given the fact that prices are already so frothy, is 2% ROI, at all worth that risk? I've gotta think that we're closer to the end of this cycle than the beginning.

My calcs show 2.9% ROI with 3.5% mortgage. I'd be interested in seeing your Performa numbers in more detail if you're willing to share.

I'd love to house hack but this property is not in my city at the moment. A bit of uncertainty is coming too as I'm not sure where I might be living next year as I may need to relocate next year. I'm either in the same are, moving closer to this rental or heading out west. 

If this property was in my current city, I think I'd go for it in a heart beat at least for the flip. 1.5 hours away could. Make it more difficult. 

Are you finding better opportunities at this price point elsewhere in Canada these days?

Hey BP,

Wanted to run a potential deal past the community to see if it is something worth considering as my first rental property investment. And is pretty much the max I can afford at this time.

Details: Single family home converted to legal duplex 2 units both have 3 bedroom, 1 full bath, kitchen. 

Cost: $230,000 

Renos reqd: $70,000 

Potential rent when renovated: $2,600 to $3,000 /month Operating expenses/insurance/taxes/property managemnt/cap ex : $1,200/month 

Mortgage: $900/month 

Vacancy assumed at 8% 

Down payment: 20% = $46,000 

Cash for Renos: $70,000 

Would look to refinance after Renos. 

1.5hrs away from where I currently live.

Probably a C property in a C+ neighborhood.

Cashflow looks like about $450/month assuming $2800/month in rent. 

Is this something you would consider? Seems like a good opportunity and appears to cash flow on paper. Needs a lot of Renos so probably vacant for the first couple months.

I've been out of the mindset of real estate investing for the past 1.5 years as I've been focused on saving / investing in stocks to save up on a down-payment so I'm rusty on my real estate knowledge and therefore hesitant to jump into this deal. Would love your take.

I lived in Kingston for 6 years as a student at Queen's. At that point I wasn't interested in real estate but during house hunting to rent homes I came across Frontenac Property Management, Highpoint, and Keystone. I cannot comment on if they are any good as I've never been one of their tenants or hired them. Never heard bad things though.

Do you mind me asking what area(s) you have bought rentals in and what the cashflow is like?
