Which is better? A fourplex for $350k or 3 duplexes for $110-$120k each? The fourplex is in a better location and would appreciate much more than the duplexes. The duplexes give me more doors and more cash flow. I currently have 2 duplexes.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $110,000

Up/Down duplex, one unit is occupied. The upper unit is a 3 bed/2 bath. The lower unit is a 1 bed/1 bath. I purchased this duplex because of the loss to lease. Both units were significantly under market. Currently rent is bringing in $1,000. Once new tenants are in the rent will be $1,500.

Purchase price: $110,000

Up/Down duplex, fully occupied. The lower unit is a 2 bed/2.5 bath with a 1 car garage. The upper unit is a 1 bed/1 bath.
