A couple things that I noticed that may or may not have any bearing in ppl not applying.

- cleanliness. The vents in the ceiling look really dirty. It may be just the pics but I’d clean them if they were.

- looks dirty around the bottom left of tub in pic w tan clamshell sink. Clean the house.

- it annoys me when all the outlets and switches don’t match the colors of the room. In your case they should all be white. It annoys me more when they don’t even match each other. Attention to detail. Same w the hinges in the kitchen. They should match the knobs.

$300 cleaning fee? Are u charging someone to clean before they come on or clean when they move out? Get rid of this. If you need a bigger deposit ask of first month, last month and sec deposit.

The whole thing looks like it’s an inexpensive house. I’m not sure you will get top tier rents w average finishes. Probably going to have to lower your rent, or make some changes.

Friends and family are a good place to start. Just be clear on the terms just like you would with any other lender you didn’t know.

In my case I went with a current client. We have done work with this individual for years and I told him my situation and then flat out asked him if he would be interested in funding it. I told him the terms the HML wanted and asked if he would do better. He did.

The best part of this was that it gave me a really good idea of where I stood on the scale of trust with the people close to me as well as other clients. As soon as I tell people how this guy helped me out they offer to help out on the next one. It has created a nice stream available funds to work with.

It looks like most of the houses that are in your price range have attached garages. Is there anyway you can build a small walkway from the garage into the house? I’m assuming there’s a closet under the steps, could you use 3’ of that as an entry way? If the garage doesn’t line up maybe you can put a door on the side toward the back of the house.

I’d also paint the front door a more neutral color. Bad first impression imo.

The rehab looks very nice tho. Prolly won’t make a difference but crown on top of cabinets to the ceiling will finsh that off nice.

The fed has printed nearly $3 TRILLION dollars since 2008.  Do you think all of these "all time highs" are a direct result of this additional money flowing through our economy?  Is it possible that these higher prices are just the new norm? Kind of like watching inflation happen right before our eyes.

Hi all.

I have found a property I like on an auction site. Bidding starts at 40k and increases 10k each bid. The most I’d pay for the house is 50k.

Should I be the first bidder at 40k and hope no one else bids? Should I wait til someone bids 40k then put mine in at 50?

Should I wait until the last minute to put any bid in?

Any help from those with auction buying experience is appreciated.
