Have 2 flips I'm selling as FSBO, posted on Craigslist, Facebook groups, Zillow... what other avenues can I use to market the properties? They are priced well, but not getting much attention.

Southwest Capital is a great bank.  Which credit union wouldn't work with you, I think highly of Nusenda, not a fan of Rio Grande CU.  Bank of the West can play ball, Wells Fargo is super conservative and prone to beauracratic idiocy.

A little off topic, but figured someone here would know a guy...y swamp cooler crapped itself, and its old as dirt anyway. Anyone know some that could help me get sorted on such short notice?

Guy has a lot of experience in managing rentals, and I've worked in the securities industry for almost a decade. 

Many annuities have surrender periods, and in general they are obscenely complicated.
