You're going to need to start with taking responsibility for your own choices. You can get in the REI game and find yourself blaming the banker, the seller. The contractor for your own shortcomings. A good therapist can help you set yourself up for success, which I recommend before, or at least concurrent with you jumping in to investing.

I concur that you'll get better attendance and people will make better connections at an evening meetup versus a lunch rush. And if you've got people coming from Belton to Temple or Waco, Austin etc they just wont be able. With that said, though, you could try to get a broker, an agent, or a financial advisor, a contractor... someone to sponsor a "lunch and learn" where they feed people and give a presentation. Nothing will boost your attendance better than free food or drinks. Of course you could do this in the evening too, maybe with just a happy hour. Gotta go. Thirsty.

Zero day turnover here as well, ( for October 1) and a $30 increase above the prior tenant.

Imagine kicking out 250,000 tenants. Now imagine trying to fill the vacancies in a place where the pandemic is still taking a heavy toll.

Consider that multiple income streams ( eg jobs+ rental income) are going to help you payoff that debt faster than a job alone. 

you also want to think about your DTI - debt to income ratio. As you get deeper into your REI, lenders are going to be looking at that with each property you acquire.

so the best answer is to find the balance for debt paydowns and increased income.
