thanks for the reply. I am somewhat familiar with the rehab loans including the FHA 203k loan. My plan as of now is to flip a single family home while occupying the space with my family. Occupy the home for the 2 years required for the tax advantages and then put it on the market. Are there things that one should look for as far as the condition of the property that are specific to the live in flip model.

i am a new investor that has lived in San Diego my entire life.  I am hoping to Start things off with a live-in flip.  My question is pertaining to the criteria for a live in-flip.  I've read some books about flipping, but the majority of the content has nothing to do with live-in flips.  I understand that the property has to be "livable" from the start for it to work, but are there things that I should keep in mind or look for that would differ from a "standard" flip.
