Post: Easton fire alarm system requirement

I don’t have any properties in Easton. But I do have a bunch in surround areas. Emmaus, macungie, Bethlehem etc. I have not heard of any requirements that you need to have an alarm system in Easton. Obviously you have to have smoke detectors but I don’t think the alarm to call the fire company is required. I think that’s just the alarm company trying to trick you into continuing the service with them. I would contact the city of easton Code office and ask them if it’s required. If it’s not then tell the alarm company to cancel. If it is required I would look into Simply Safe.  

Yea they are looking for any extra tax they can get. I think it’s because of all the colleges and universities in Bethlehem so all the rentals around that. I have had a student housing rental over there for 10 years and I get a Business privileged tax form each year from the city. Imagine that, they give me the privilege of buying and owning a property in their city. I feel so privileged. 

That’s a great idea. There are some people who just work the system and try to take advantage of landlords and the court system and are pretty good at it.  I have used this app in the past to screen tenants and has worked well also. It’s called PADocket. Everyone should give it a try.

There is no need to use an attorney in Pa. attorneys just make the process more complicated and expenses. I did a flip in NJ and we had to use attorneys and it was a nightmare. Not sure how you guys put up with it. I use a simple one page contract when I buy an off market deal. Then my title company doesn’t all the rest. Super easy. If you know what your doing then there is no need for one. Now I buy properties as is and for cash. So I don’t suggest a newbie go out and buy a property as is if they don’t know what they are buying or are getting a loan. Just my two sense.

what part of Pa are you from ? If you are in the Lehigh Valley, Embassy Bank will do 80 percent of appraised value regardless of how long you have owned it. But they are just local to the Lehigh Valley
