 Hey Michael, ultimately I'd like to do both. But for now, as I learn the Milwaukee market and build up my systems, I feel like I have a good opportunity to help others find deals of their own for a while. Once I have my feet under me, I will definitely be looking to start picking up properties for my own portfolio.

Hi @Kaylyn Geiger, I’m also located in Fitchburg (soon moving to Sun Prairie). I’m looking into MTRs as well. It does seem like that route may be a lot more viable with Madison’s market as opposed to the other routes (like you mentioned due to the regulatory side with STRs, and the high cost of housing relative to rents and poor cash flow potential). I’ve been looking toward other markets, but the convenience of being able to invest in a local area is still something I would like to do if the numbers can work. I’m a healthcare provider at UW Hospital, and we get a tremendous amount of locums, travelers, and students rotating for 30+ days. As I continue to look into this more, I’ll connect with you in the near future with what I find!

Hi everyone,


I could use some advice. I’m getting started in a market where my father-in-law (whom I’m very close with) happens to be a phenomenal general contractor in the area. I worked for him for a few years (while on summer breaks during college), and he and his crew do amazing work. They’re fast and efficient, and I know without a doubt that I wouldn’t have to stress or worry a bit that everything is getting done correctly and quickly.

However, I'm also fairly confident that he charges more compared to the typical "investor-friendly" contractor, as they do a lot of primary residences (typically for high-end homes) and commercial work, and I'd wonder if this would affect the rehab estimate too much (maybe not though?). We'd be looking to buy distressed properties either as fix and flips, or BRRRR deals. Any advice for navigating these waters? I feel it'd be a weird conversation to tell him we want to hire out someone else, but I also realize that if I hired him, I wouldn't have to worry a single bit about getting a fair and honest bid, and knowing that things are getting done without me having to check up on the job site. I'm also not in the area, so it'd give me some peace of mind from afar. Any advice would be greatly appreciated. Thank you!

Thanks for that, AJ! Definitely appreciate the insight. We‘re definitely going to be doing some long distance REI in the future, maybe in a year or two once we have our system better refined in our current farm area. I'll keep you in mind in the future though - thanks again!
