What if NOD goes out because first is behind on payments, as the deed holder can I then pay it to get current and cancel NOD and then they would have to do the 30 day due on sale payment letter and then start foreclosure process over again?

I meant I will pay the mortgage meself to keep it current

I would stay current so thought maybe they would be fine as long as mortgage is being paid.

I am looking to buy at trustee sale a foreclosure initiated by the second lien. What are the chances of the first asking for payment in full from the due on sale clause in the note?

the reason I started to doubt it is cumulative is one lien was for 2010 and the other was for 2013 and 2014.  That would imply homeowner paid 2011 and 2012 but not 2010 which seemed nonsensical

I am trying to see if homeowner is underwater.  Yes I have the amounts of both irs liens.  It is not clear to me if the second irs lien is additive with first or if second again captures all irs debt at the time of filing, including period in previous lien

Yes I get it that the foreclosure will wipe the liens and irs has a period to step in which is unlikely.  I am trying to see how much in liens are against the house to make a guess if homeowner in fact let the house go.  The nod was just filed so it is early in process. There is a first and second and I know those $ amounts.  Then there are 2 irs liens and I am trying to understand those amounts (ie my question if the second irs lien is meant to be all inclusive or if I add up both)

I am doing lien research on a potential foreclosure.  there are 2 federal tax liens filed. The first was for the 2010 tax year and the second was 2013 and 2014.  There was never anything to release the first lien.  Does the second one filed since it did not show a 2010 amount mean that has been paid?

The latest here is that the sale is scheduled still but the party (big company with in house lawyers) that won the bid and had it rescinded has filed a lawsuit so there is a lis pendens filed against property.   I am interested in bidding still although at a lower price given potential clouded title.  Does anyone know how this could play out in court if in fact i do win the house at auction?

Just to close this out; I am not sure how it all played out but new notice of sale is out so they must have rescinded the sale.
