Not sure why that happens but I have the same issue. I don't even try to write long posts anymore because they come out looking like one super long paragraph even when I break it up into several.
When I use the mobile app for Droid I get the same issue. I am typing a private message and when I hit the space bar it deletes the word I just typed. I can't send a PM. I have to type the message on a separate word processor on my phone and paste it to this app. @Mindy Jensen
@Shiloh Lundahl Great post. My brother and I wrestled from elementary school until we we're in our early 20s. I attribute a lot of my success in life to lessons learned from that great sport!

No dog in this fight and i would buy a deal from a wholesaler if i came across a good one. It does look pretty bad to bring 5 or 6 "inspectors" to the guys house though lol i would imagine most people start to wonder what the heck is going on after the first couple.

Everyones situation is different but most people dont need to worry about an LLC for their first investment property. Talk to your insurance agent and get an umbrella liability policy. That should provide all the protection you need from a tennant sueing you type situation to one where you drive your car into a doctors car, or other high earning professional, and he sues you for a year lost wages since they got injured and cant work. Ive talked to lawyers, cpas and insurance guys here in Columbus and that is what I'm hearing as far as what protection I should be looking at as i purchase my first several rentals. Hope this was helpful.

I'd never let a tennant have anything like that installed. Talking to your insurance agent was great advice as well.
Did i read this right, you purchased a form marketed by bigger pockets for Mass and it was actually a RI form? lol if so thats not a good look.

@Benjamin Cowles haha, you can get an umbrella policy in different increments based on the amount of assets you have that your worried about protecting if you get sued... That's what I meant, you just get one for the amount of coverage you will need based on your personal financial picture. Maybe sit down with an insurance guy to go over exaxtly what you need. I have a 3 million dollar umbrella policy that covers my wife and I and it is only like 20 bucks a month. Great peace of mind.

I think that unless you have a large amount of assets beyond your real estate investing or you have lots of different partners you do projects with that doing an llc for every property is probably overkill and complicating things more than you need. A solid 1 to 5 million dollar personal liability insurance policy is likely all you need to be protected and only runs a few bucks a month.
