The branding looks great. I have two suggestions:

1. Include a call to action button on the homepage. “Book Now” or “View Listing”. 

2. Shorten content on about us page. A lot to read through.

Agree with Luke and John. As a PM myself I'll go through a property and make a detailed checklist and I have a local person that focuses on guest experience who checks on the cleaners when they are new, to ensure ramp up. 

One thing I've done to build the relationships with my cleaners is put together a bonus structure for anytime a 5 star review mentions how clean the place was. 

I go with "Anyone on Airbnb" and I'd suggest you do that. You can tighten up your guest requirements (i.e. require a govt id, require a profile photo, minimum age of person booking, etc.). Unless your market is in such demand you think you can be picky and still crush it?

Are you confident in the AirDNA numbers you mentioned? 

I always try to make sure I get the good data from AirDNA as a lot of it won't be accurate.  Find other short-term rentals in the area based on the following criteria:

- Data is tracked for over 250 days in a calendar year

- They have reviews every month to ensure they've been hosting for at least an entire year

-Create a spreadsheet and track and things like

1. Annual revenue

2. Days available

3. Avg daily rate

4. # of guests the property holds

5. # of bedrooms and bathrooms

6. # of beds

7. Is the property self-managed or run by a PM

8. List of amenities 

Hopefully you can find 5-10 properties to track. 

How do these stack up to the property you want to buy? What amenities can you add to compete and stand out?

For those of you doing direct bookings as part of your booking channel strategy, how are you collecting emails? I've heard of a service where a guest would have to enter an email address to activate the Wifi but I'm not sure about that route. Thoughts? TIA.
