Investment Info:

Single-family residence buy & hold investment.

Purchase price: $340,000
Cash invested: $50,000

My 1st rental income property.

What made you interested in investing in this type of deal?

The RE market was in a major recession. Prices were @ record lows.. bought my 1st property at 23 years old in 2011.

How did you find this deal and how did you negotiate it?

Found the house myself driving around local neighborhoods.

How did you finance this deal?

FHA. Then refinanced 2 years later onto a 15 year conventional loan.

How did you add value to the deal?

Drought tolerant landscaping front and back including artificial turf. Air conditioning. New Drywall in garage. Upgraded kitchen.

What was the outcome?

Quality, low maintenance rental property that attracts long term tenants.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Purchased property though local realtor.

Hi Guys,

I've been keeping a close eye on Dupelx/Triplex's in the Long Beach area. Some great finds but competition is pretty stiff and im getting beat out by cash buyers. With that said, I've extended my search and found some deals in Compton Ca that cash flow very well.. However, my concern is its Compton.

Anyone have success/pain points in Compton that can share? Or a great property management company that covers the Compton area they can recommend?

Best,

Matt

@Gene Hacker Thanks for the insight Gene. I currently came across a Fourplex off Olive St in Bakersfield.. looked like a nice property but the cash flows wernt as high as i would prefer. Going to look at as many properties as possible to make an educated decision. So new to this market.

Thanks for your reply!

Hi Guys! Just joined and FIRED UP to be a part of the BP Community!

I'm currently looking at investing in 4Plex, Triplex, and Duplex properties in the Bakersfield area in Kern county Ca. Would love to connect with others experienced in multi unit residential property in general or this area specifically.
