True and true.  An interesting dynamic for sure.  The suit, you're likely right, will name both.

100% that we are making assumptions without seeing or reading the policy.

@Jason Bott for a master policy like this PM's one, wouldn't their umbrella over the policy cover her?  Her policy would obvoiusly extend to her, but the primary liability and lawsuit would be sent to/through them (the PM) which the master policy would cover. . . . then the PM's umbrella policy covering the master policy would kick in.

Isn't that right?

Since there is no true policy in @Kathryn Schauer's individual name, it would be sent through the primary named insured.  Let me know your thoughts, Jason.

@Tre Montoya I'm in KC, were basically neighbors :)

Anyway, would you share additional insight into what your property policy looks like?  I work in the insurance industry and as rates have certainly increased this year, most everybody that I have come across have had similar increases in numbers.  With the clients I assist, we look at premium of course, but it's more of a coverage conversation than anything.  Would be curious to learn more about your situation.

If you look outside the highly marketed "big name" companies and go through an insurance broker, there are a few other companies who can easily obtain a portfolio of 5+ properties.  I have numerous clients with more than 5 properties and we have had no problem getting them coverage.
