Cap rate is a function of net operating income, not gross income.

Are you talking about homes on land or homes in parks? I've done several mobile home deals in parks and in my experience, park models should be avoided. 1 bedroom homes, whether stick built or mobile, have a limited buyer pool. I would assume this would translate to those on land as well.

Since essentially every investor who is looking at deals from wholesalers is also looking at the MLS, your best bet is probably just to list it. This whole get you the most exposure and in turn the most money.

I have yet to seem a home whose value increased dollar for dollar by the retail install amount of solar panels. Not even close.
