Definitely! I would love to get a commercial loan to make it happen, my only issue is my business hasn't been profitable for long enough to obtain one. I talked to a friend who said he would find people to co-sign for a loan with him and have the deed handed over. The only problem is that when I looked into this, the individual co-signing needs to have enough income to take care of your debt, his debt and the properties debt service which I am not sure I know anyone who has the ability to show that. I take care of my debt fine however, due to the fact that I didn't start paying myself until this year I have no ability to show this.

How many current properties do you hold? I am more interested in retail commercial. I read that sometimes commercial properties are easier to get lending for since the rent roll can provide an extra cushion for lenders.

Ann thank you! I am not familiar with bird dogging... :) So I will have to look this up! I have already jumped into a few groups on Meetup, and found the link herein this website for a list of local groups. I am going to go ahead and get my wallet out and purchase tickets to three or four.

In terms of my direction, I am not familiar with construction or rehab projects. I am very interested with commercial properties, I however, do not have enough money to finance a deal that I would be interested in at this point so I will need to make my plan to get there. I have not been in business long enough to get a loan so that killed me when I called the bank last week and heard them say that. I do have cash to get started, the only thing is, I need to make sure that whatever deal I do it is leading me closer to my goals.

I picked up a few books at B&N and started reading. I plan on going through these a few times while I network my butt off. I will visit your website right now, if the groups are close to my Cambridge office location or my home I am definitely there! :) Cheers!

Thank you Paul and thank you for sending my a connection request. I would like to be able to live a more fast paced business life that deals with more networking than the other areas that I am currently dealing with like client management, etc. I absolutely hate that most of my current business is hands off. This is because I have a web development firm so interaction is limited, I don't do the development and actually have no desire to, considering I hate being stuck sitting all day.

In terms of financial goals, of course I have the cliche response as I would like to build wealth and be financially secure however, I am more specifically interested in owning commercial properties and establishing a strong portfolio primarily made up of strong cash flow properties. I think it would be absolutely exciting to deal with finding, networking and negotiating these deals. Not to mention I find it extremely appealing to own something that brings an annuity as long as the right measures are taken to allow for it to continue.

I would like to set a goal for myself, to have a two commercial properties by the age of 27. Now I am aware that this is a very broad and vague goal, I know that in order to get there it will need to be more defined, perhaps a triple net strong retail property with good corporate backing. I know that is still quite broad, the road to get there is more important anyways.

In totality, I want to stay busy, enjoy a hands on business that solely depends on my go getter attitude and networking abilities. In the meantime, establish hands on experience, build wealth and enjoy the financial benefits from all of my hard earned efforts.

I read your profile and saw you were interested in holding single family properties, do you participate in Foreclosure auctions? Also do you have a specific city or municipality that you primarily focus on?
