Hello BPer's,

I am currently in the middle of a few big deals and wanted to see if anyone had any insight into this potential issue I can foresee.

My issue is that tracking loans and accrued interest on a number of different projects with a number of different investors is going to be quite difficult. As you know, cash is injected at various points throughout the project, at which time, interest begins to accrue. I have tried to do a number of searches to find a software solution that will allow my private investors and myself to keep track of when capital was injected, how much, and what the balance is for both principal and interest. 

What are some of the software products available that can handle these needs? I would like a bi-lateral exchange of information.

Any software out there that can do this? Any insight is greatly appreciated, thank you.

@Marcus Maloney I will definitely let you know the ROI outcome should I proceed with a Print Ad.

I own a website development company as well so I have quite a lot of experience with SEO/PPC, etc. It is in my personal opinion that SEO and PPC for deal generation will be an expensive and un-effective marketing approach.

As mentioned by @Robert Adams , Google is constantly changing their algorithm making it extremely difficult to stay on-top of organic rankings. I also noticed when building PPC campaigns a lot of $ is wasted on clicks that are of no substance. In addition, a lot of clicks are from bots and competitors. I suppose if you can maintain a decent daily budget and ride it out for awhile it may provide a deal or two, I think I could put that money elsewhere and get a better ROI.

Anyways, @Marcus Maloney I would love to hear about what kind of results you drive from the FB campaigns and the SEO, especially the FB campaigns as I was considering placing an ad.

@Shaun Reilly I agree, I also don't really see PPC as being an effective option either. I will stick to cold calling, driving for dollars and direct mail. I want to try to keep this as lean as possible, fastest way to profitability.

Hello BPer's,

So my company MGM Capital is now up and running. I have my contracts drafted, my money partners in line, GC and attorney all ready to go. I am now making the leap of faith into marketing for deals.

I have begun with some test mailing campaigns to measure the response rates, etc. My question is this, has anyone tried newspaper ads? I am not sure if it would provide much utility considering the amount of money to get a few lines is ridiculous.

Also, any other ideas or recommendations would be greatly appreciated. I know radio ads are extremely expensive but I would imagine they may drive a decent ROI.

Also!! Please any Bird Doggers/Wholesalers in the greater Boston, MA area reach out to me.

Thanks for the insight @Jon A. , I will definitely take that into consideration. I always figured a direct door knock or what you are referring to would be invasive but it is good to hear otherwise.

I like the $1 and $5 idea mailing idea. I think I'll do a dual approach and reach out while I'm in the area and see if they would be open to speaking with me briefly in person and if not whether they would be open to selling their house. If they are upset i'll shoot them a thank you note with a few bucks.

These houses are in need of some serious help, I would love nothing more than to bring them up to par with the rest of the neighborhood. I'll post back and let you all know how the initial interaction goes.

@Jon A. would you be open to speaking with someone who dropped you a $1 - $5 scratch ticket/bill with a polite note requesting to speak in person about the possibility of selling your house? Would this bother you or come off disrespectful?

@Account Closed the last thing I want to do is come across deceptive and manipulative. I definitely worded that wrong, I was referring to sales/cold calling techniques that prevent a definitive direct shut down in the conversation.

I understand a walk through appointment is the goal of this conversation however, I don't want to come across as some cut throat number crunching beast trying to make a steal on their property.

Maybe asking if there is anyone currently living in the property and what their future plans are would be the best method, then seeing if they may be open to selling, if so setting up an appointment so we can make an offer.

Hello BPers,

So I was out and about today and like always I was keeping a keen eye out for properties that look distressed. I happened to find two properties on a nice street that completely stood out. I did my research and found that one of the properties is actually occupied by a married couple. They have no mortgage on the property and it definitely needs a bunch of work. It appears that they had inherited the property in 1983.

I have the owners phone number and want to reach out, I was curious to hear how others handle these cold calls. Should I just call up and ask if they would entertain a cash offer on their house? I figured I could fish around and see what their plans are, etc. but in my experience with cold calling you have a few seconds before the person decides to hang up or hear your pitch, with this in mind, does anyone have any sort of sly method of getting the information they need and keeping the person on the phone?

Would love to hear some methods!
