Definitely consult with a laywer, but the Florida Bar Association has some free lease agreements. They are a good start.

Hi all,

I'm looking for a solid tax pro in Tallahassee that has experience with client that hold RE investments. I've successfully used TurboTax up until last year, but I purchased a multifamily investment property last October (also my primary residence) so I want to get a good tax pro on my team that I can use from now on.

Any recommendations are appreciated!

Can anyone recommend a trusted home appraiser in Tallahassee?

I'm still pretty new to the Tally area (moved from WA St a few months ago) so I don't know the realtor scene all that well. I can say that Joe Manausa is well-known and has a few offices, including one near the Betton area, so you may want to look him up. I'm in the market and would love to find a place that needs some work, especially the Betton area, so maybe this will work out for both of us!

Great post @Chris Salvato!  I think this type of data analysis is a great way to find a place to invest/live, but that may just be my own nerd bias as a GIS specialist.  I know a lot of people will say "stop wasting time with data analysis and buy a house," but I just think that may be a result of their inability to see patterns in data. I know I know, analysis paralysis and all that. But some of us may have to time to do something like this while we are saving up for that down payment.

Thanks @Trevor Ewen for the clarification. After doing some fiddling with Personal Capital, I think I will be tracking my investments and net worth there, and saving spending and budgeting for mint.

Thanks @Daniel Chang, I think categorizing investments as "transfers" is exactly what I need to do. As far as miscategorizing transactions, I don't really mind.  It forces me to run through my transactions for the week and fix any mistakes, which serves as a nice reminder of how much money I'm spending.

Great work @Carlton Francis! This has great detail, and it's clear that you put a lot of time and effort into it. But I bet the hardest part was posting it for critique (and I know how that feels). Check back in whenever you make edits or revisions. I'd love to see how your business plan changes, especially after starting with something so detailed and well-organized. Good luck!
