@Stephen Burke I think it’s good. I feel like home prices have been relative stagnant in Watertown and all these zombie properties have not helped. I’m not too happy about the rental registration deal, but there seems to be a good motive behind it.

I think we will always have a decent amount of foreclosures, but seems like there’s enough of us to turn those homes around rather quickly.

@Beth Brown I think Utica is set for growth. I’m a controller for a large commercial contractor and we have some very large projects in Utica. I can’t really speak for the rental market in Utica, but I wouldn’t hesitate.

Watertown seems to be a different animal, but I’m familiar with it. Rental demand is strong. Homes don’t appreciate as quickly, but the military presence here is huge and creates rather unique opportunities.

@Anthony Petrozzella from a rental market you can find em 80-120k. Easy deals go quick. Good deals go unseen.

@Jeff Adams I don’t know your market so it’s a little difficult to say, but it’s all about mindset. If you tell yourself it’s possible, it will happen.

Biggest hurdle is financing. Talking to banks is huge. It absolutely amazes me how different each one will be. Actually same bank might change the rules 2 months later. If you have a house, look at equity. If you don’t, buy your first home and look at equity.

BRRRing really is a great strategy. I can buy a foreclosure cheap, get an unsecured home improvement loan, fix up the property and refinance the cash back, and start over again with even more cash than I started.

Hey everyone! Wanted to introduce myself. I’m located in Watertown New York in the middle of nowhere!

I currently have 4 rental properties and am about to close on the 5th. I’m super excited about real estate and the different strategies to create wealth. I started listening to the podcast and got hooked instantly.

I decided to join BP because while I think I’m a newbie, there’s always someone greener than myself that I might just be able to help. One thing my area is missing is investment clubs or anything real estate so it’s good to be among like minded peeps!
