@Brandon Auberry I agree with what these gentlemen have posted above. One more thing I would add to the list is looking at the deals through different lenses. Some investors may be hyper focused on long term buy and hold vs. flipping vs. mid-term rental vs. short term rent, etc. Or how about different ways to structure the debt? Are the rents being truly underrented? Is there an opportunity to develop a ADU to bring more value? Assume nothing!

If you can offer solutions to help them see the deal is a great one, you will be well on your way to closing.  The only problem is when you start selling the deal so well, you may want to buy it yourself! LOL!

I'm struggling with the same exact thing! What most new investors don't know, the power of working with someone that has the knowledge can save investors TONS of time and money.  There's a reason most coaches/trainers/etc. will offer a 2-10x guarantee, because 1) they know the information will provide that kind of value 2) they also know a small percent of new investors will follow through.  It's certainly rewarding to help that small percent, but that's the simple reason why I don't help new investors for free anymore.

 Sure, anyone can learn anything with the many outlets of real estate books, facebook groups, youtube channels, etc. However, many new investors' heads start spinning with the amount of information and struggle to know where to begin and who to believe.  A great coach will help investors cut through the analysis paralysis and help investors take actionable steps to making cashflow vs. sitting on the sidelines and wondering what step to take next.  Did I describe your coaching experience @Stephen Kleyn?

 Hey Chris, the best advice I can give is DO IT.  When you find a book or a course, Do the Work of THAT person's teachings.  Experience is your best teacher.  Start where you feel comfortable.  If you have capital to invest or your don't, your starting point will be different than others.  Find a local meetup in your area and meet some investors in the group.  Buy them lunch or coffee and pick their brains.  Ask how they got started.  Ask what they focus on and why?  Figure out what really gets you going and then get after it. 

You won't know everything when you start, and you'll quickly find out your deficiencies.  Start filling in the gaps.  You also won't know what questions to ask until you're faced with a situation.

 Good points! I read just the other day 92% of people fail on their goals, because they don't have an accountability partner to push them when times get tough.  The biggest point of failure can sometimes be in action.  Nike had it figured out all along didn't they?! "Just Do it"

It sounds like you have a lot to think about. I've decided to take a semi-break from being a full-time real estate investor in 2024-2025 (I'm still active doing infill in my mobile home communities, but not planning to buy anything) and I've decided to give back to newer investors as a real estate coach. I have extensive experience with the following asset classes: SFH, duplexes, multi-family, mobile home communities, land, tax sales, & STR's. I have done flips, 2 year holds, 1031's, and long term holds (usually doing the BRRR method). Feel free to reach out if you have some burning questions.

Hey @Nathan Faselt,

I always go after money judgments.  From there, I'm good waiting it out as someone sorts out their life.  Eventually, they'll settle down and get a job where I wage garnish them.  I've had a pretty good degree of luck just asking them to make a payment plan with me 0% interest (then I don't have to hunt them down) and it's $150-$500 per month in extra revenue.
