I say if you like something and can afford it I would buy. Prices will continue to rise and if your buying for long term the price will always be more than what you paid.

Yes to some degree I am with you on that. The problem is there just isn't anything for sale, so you have houses for sale with 10-20 offers on the table driving up the price. So I think the market is valued accordingly.

Huge potential fixer/flip or rental in white center. Two bedroom one bath, huge lot with a paved alley, a detached two car garage and a one car detached garage.  Has a huge private lot with nice mature trees. 

You can fix this up and flip it or do some light remodeling and rent it out. Lots of potinetal with this house, build the two car garage into a mother in law above the garage. Remove the one car garage and make room for RV parking.

Houses in the area redone are selling from 350k-400k.
