Sure, one was that they wanted to redo the roof. They told me the city gave me a violation and that their "field guy" verified that it has active leaks. When I went to the unit myself after a rainy night and morning and there wasn't a single wet spot in the attic. I asked for a copy of the violation, the issue magically became less serious.

Another time, they said "at least two units" in one of my houses had bedbugs. Well I called the tenants - turns out only one had them. Then they sent me that email which among other things said I should not be communicating with tenants as it only complicates things.

I am having trouble trusting my property management company. Even though they seem very nice, smart, honest and organized. They have already exaggerated necessary repairs by over $1,000 three times. And each time I caught it and said no thank you. Now the head manager sends me a stern email saying "their services may not be the best fit for me". In other words, I'm too sharp, so they're trying to dump me!

I just bought a house last month, but my management company didn't submit paperwork for change of ownership to DSS (Government Assisted Tenant) until the first of the month. Apparently the check already went out to the old owner. Is there anyway I can persuade or even sue the old owner if he does not kindly send it to me?

Should I try to set up the lease so that they pay a portion of taxes? Since they should be able to get exempt?

I have a space that got interest from a religious organization that has described itself vaguely as a church and community services organization. They don't seem to have a website. The rep is somewhat mysterious. Are there any things I should be concerned about in this situation? I have absolutely to bias against religion, it just seems a little bit mysterious. Thanks!

I agree. But financial statements can be "tweaked". I was thinking of LinkedIn/email with the top members and setting up meetings to gain a full picture of their financial situation, and then use common sense to see if it is all realistic.

I am looking seriously at a single tenant office building. The only problem is that the area is not very good, so ALL bets are on this one tenant (a non-profit that "helps provide services to more than 10000 people with special needs, their families, and seniors"). They do have a five year lease. But how can I verify that they are financially stable for the long-term? How can I investigate to see if their plans are to renew the lease? Should I call the director or the manager to see if I can interview them?

Is it possible to subdivide a 300 acre piece of raw land for example into several large pieces also left raw? Or does subdivision required converting lots to buildable residential lots with utility service hooked up?

I'm hoping no, because my goal is to just wholesale a big chunk of raw land without spending thousands on utility service for each piece.

Does anyone know if it is possible to buy land and build a house using a 203k rehab loan? In other words, the loan would be based on the full cost of the land PLUS the house?
