Hi Guys! I need some guidance in the right direction. If I need to inspect and do due diligence on a property. Who are the people I will need to call out? Will I get one of an electrician, plumber, landscaper etc to come and have a look? Or will I get a general builder to come and give me an estimate before I get more specific people out to give exact quotes? Any assistance will be greatly appreciated!

Thank you for the reply @Jason Hirko

It's a hypothetical question. Do I submit to the title company myself or to the estate agent of the seller?

Hi Guys! I need some guidance in the right direction. Once I have placed a property under contract, and I've assigned the contract to another investor, what happens next? Where does the contract of assignment go to?

Thanks @John Leavelle - This was really helpful! Do we calculate the 1% rule on the price we purchased the property at or the ARV?

Also, would higher interest rates affect the accuracy of the 1% and 50% rules?

John Leavelle Thanks John. I'm still a little confused though ... If possible, could you give me another example perhaps with a rehab included this time? Just tryna get my head around it ...

@John Leavelle Thanks for this John, really helpful. Can you possible explain the 50% rule to me so that I understand it correctly? I understand the 1% rule from your explanations ...

Hi Guys! I need some clarity on something. Upon analyzing a few potential deals, I noticed that the properties won't cash flow positively after refinance which makes me think I'm going wrong somewhere. If a property is bought all-cash and I refinance it, will the refinance be at the value of the appraisal of the property? Are there different loans I can get where I only pay down the interest etc? In other words, how do you find properties that still cash flow after refinance given that your debt service is at the value of appraisal of the property taking into account the average rent of comparables in the market? The properties I've analyzed don't compare favorably when I take into account how much rental income I receive in relation to the expenses of the property ... Any help is greatly appreciated!
