I am using Facebook ads and Google AdWords to market for motivated sellers. So far I have gotten 40 clicks to my website through AdWords but have not gotten any information from sellers. I am currently working on the landing page content to try to remedy this. Facebook ads have also yielded nothing so far. I understand that marketing is a marathon and not a sprint I just wondered if anyone had any tips on these forms of marketing.

Hi Mike,

I wasn't very clear.  It's both sides of a duplex but only one side is currently rented.

I am a new investor looking for my first deal. I'm a licensed realtor so I'm using the MLS and also marketing on my own using online ads. I wanted some advice on the following deal:

List Price:  $56,000

DOM:  114 with no price reduction

Repairs needed:  roof and pier and beam foundation leveling (estimated 15k)

Expenses:  Insurance $769 Taxes $1571

One side of duplex rented at $600 (long term section 8) and the other side it vacant.

Due to the days on market on repairs needed I'm considering offering $45,000.  Any thoughts or analysis on this deal would be greatly appreciated.

I'm a newly licensed real estate agent and aspiring investor.  I am looking for fix and flip projects and/or buy and hold in the North Texas area, mainly Collin and Grayson counties.

Over and over again I have heard investors in the Bigger Pockets community complain about the lack of "investor friendly" real estate agents.  This seems like an opportunity.  As I continue to expand my real estate investment education I would like to carve out a niche business serving other investors.

I would appreciate any feedback from experienced investors on what an agent can do that would make them a valuable part of your team?
