Post: Realtor LLC tax question

I'm a realtor in California. I recently filed an LLC to save money on self employment taxes by creating an S Corp. The LLC should be done in around 20 days.

I have two transactions that have just closed and a third one that's pending. One of the commissions has already been sent via ACH transfer to my account from my broker but hasn't delivered yet. The second commission check is in the mail on the way to my broker. The third deal that's pending will close in mid April.

I have several questions. The first is if I'm paid these commissions as an individual before my LLC is created is there any way I can pay my LLC and then report that the commissions were paid to my LLC on my taxes?

The second question is can I have my broker delay paying out the commissions until my LLC is created and I can give them the LLC's 1099? Does it matter that the official close date of the deals were before my LLC was created? I've already asked my broker about possibly delaying the payments and I'm waiting to hear back.

I have been buying homeowner phone numbers in bulk. I only want to buy Mobile numbers. Not landlines. Have yet to find a skip tracer that will only sell me cellphone numbers and more than half are usually landlines. Does anyone know of a skip tracing service that will sell only mobile numbers?

We've been buying homeowner's phone numbers and reaching out via text campaigns. Have purchased close to 30,000 numbers however less than half of them are useful for texting because the rest are landlines. I personally don't enjoy cold calling and have a few years experience doing it with the mojo dialer. We also briefly hired a VA who lives in the Philippines and it didn't go well. Wondering if anyone has experience hiring someone to make cold calls? Should we try to recruit agents to do it?

We've been reaching out to homeowners in bulk looking for motivated sellers that match the buying criteria for a large scale single family developer. With the programs I'm using I can narrow down lists to all of the usual candidates (absentee owned, aod, nod, nts etc.) One thing that we really want is a way to find older properties that have not been remodeled. Is anyone aware of a way to pull lists that would have this information?

@Jp Kilduff homeowners. I've mostly been purposefully excluding corporate owned properties.

@Jp Kilduff yep its about how much I'm paying. I'm buying them in bulk so it adds up. Texting is the main strategy I've been using and I've found it more effective than cold calling, using RVMs or an auto dialer.

@Joseph Romano I've used lead sherpa before for texting great tool. Do you know if you can select for mobile numbers only with their skip tracing?

@Jp Kilduff some I've used return them separated. I was hoping to find one that would sell me only mobiles however. Yet to find that.

I'm looking for a skip tracing platform that will return mobile numbers only rather than a mix of mobile and landlines. Does anyone know of something like this?

@Nathan G. Yep they definitely are. The only thing is that they either don't want to have a bunch of people coming to their house for showings or there's some other reason they don't want to list. These sellers are also really enticed by the 2.5% commission, terms etc. It works sometimes I've closed one deal so far in the past 2 months with this builder but more often then not the seller balks at the price. Another thing is that even the houses selling on market with 20 bids are being bought by all cash non contingent buyers...
