Are you able to qualify for the funds and have the money needed to move fwd with a deal?

It's a bit harder out here because of the price points. Lenders will need proof of funds and hard money going to need experience showing you can pull it off....

If you can handle getting the financing and contracting portion I can help find the deals, they're out there.

I pay for things I either can't do or can't do well..... at the expense of my time. So to me, no, these gurus aren't anywhere near worth it because I lack the capital to run out of options and have the time to do as much as I want now. 

If that applies to you, then you'd probably see similar results. As mentioned elsewhere, there are tons of free resources out there to get you started. There are tons of ways you can move fwd without paying for someone else to spoonfeed you. Save that until you get stuck or find something that will provide measurable value.

Not sure you'd really need a coach, that's money you could spend on a deal. 

Where there specific struggles your facing that makes you feel like you need coaching ?

Some of this is likely strategic, but he's had such high turnover I wouldn't be surprised if some stuff is just falling through the cracks. If I remember right, he lost a lot of his accounting team and entire tax team during the turnover. If that's the case, I'd imagine there's more then a few people gone who had some obscure knowledge of these contracts etc and more stuff will slip through.

I'd pass on the wholesale side of things in this state, far to much risk and limited upside. You've got far more to lose as well being professionally licensed.

Instead, you could offload that risk by forming a strategic partnership with an local realtor. This would make up for the lost upside with having someone help grow the insurance side of things as well...

Damn, you have a lot to offer! Get your CA license it's pretty easy, just gotta study for the actual test.

I'm out in the East Bay, but invest in KC if you ever want to talk shop or find something to work together on.

Thanks Matt! Yes, he needs to have something in. I was thinking of settling on a higher sales value that would return him higher monthly payment. 
That would work against you in a few ways...property taxes and then you'd take an even bigger hit if property values go down even slightly. This would be an issue if you were to need financing outside of this, you'd need to come up with a ton of cash.

There are way better deals this available, look at this strategically not emotionally.

It also doesn't really hurt your score that much. Age of accounts, history, and balances more important.

 Really going to depend on the specific property you're thinking about.

But doing this is probably going to be as expensive as a normal home unless you're thinking like RV type thing. It'd probably be more expensive on a sqft basis ...
