So, I'm kind of laughing at myself right now as the calls started coming in from my yellow letter campaign.  I've talked to about 11 absent owners about their properties and every one of them have one thing in common...they're investors.  I didn't think about this when I was chosing my target but now I'm having a big DUHHH moment. As I write the number of callers has increased to 14 and guess what.....inverstors. Anyone else out there experience the same thing? Is this just part of it when marketing to absent owners? Hope everyone out there on BP is having an excellent Monday!

Thanks guys. I knew that would be the answer but I'm just making sure I understand it correctly.  In my mind I was also thinking that I would want to ask if the numbers pertaining to a property would be something the buyer is interested in before giving them the actual address and additional info.

Should I have a purchase agreement with a seller prior to asking a buyer if they would be interested in a home? Does it just depend on the relationship you have with a buyer?

 I think he may be friends of the tenant's and doesn't want to evict them. I think he hopes someone buys and holds and then decides whether to evict them or not. He said "we're friends..well, not friends but more like acquaintances...not even that. I don't care what happens to them". I was looking at wholesaling this deal but we'll see what other developments come from this.

I'm going to keep interacting with him in hopes to find out more. I'm not going to lead him on or anything but it can be a good experience trying to get info and learn about a property.

I have been talking to a landlord who seems to be motivated to sell. He said he has horrible tenants who're behind on payments. He says there are about $1000-$1500 in owed taxes. When I ask him about seeing the property he says the tenants wont let me inside or even in the backyard. I ask him if he's tried to evict them and he kind of beats around the bush. Do you guys think I should move on or find out more?

Hello Everyone! I'm looking for a good title company for escrow in Northern VA and an RE Attorney. Any suggestions?

Also, does the title company have to be local to the property? The two houses I'm looking at to wholesale are a couple hours away. 

As always, I really appreciate everyone who takes the time to answer us newbies.

Thanks for sharing that Joel. I agree 100% with a background check no matter who the individual is. Any landlord should be fully aware who they're leasing to no matter what occupation/salary. I don't speak from experience as a landlord but I do speak from being a young tenant once upon a time. You just have to be aware of the risk associated with renting to 21 yr olds whether its on a college campus or near a military base.
