I could get you funding on this. DSCR this and you don't need to worry about income, you could use the rental income dictated by an appraiser OR I have lenders that will allow you to use AIRBNB income. Please let me know if you want to talk!

Jonathan,

I work for a local mortgage broker in Tampa and can help you.  We specialize in these types of loans and can assist if you would like, please let me know if you want to chat!

If you want to close in an LLC, you can do so using a NON QM lender. You cannot close a conventional loan in an LLC. You would need to close the loan in your personal name and then quitclaim it into an LLC. I have done this multiple times. You do not need an LLC to close investment properties, you can just close it in your personal name or a trust or however you would like.

You should definitely be looking into a DSCR loan. I specialize in these and am a local Tampa lender. BlueGrey Mortgage. Let me know if you want to chat!!

Katelyn,

I am a mortgage broker in the Tampa area and am well versed in those areas.  I am curious as to why you chose those two areas?  Both are very popular right now!!!  My office is actually in West Shore and the area is highly desirable, property values are pretty high there!  Wesley Chapel is a great area located outside of the city but a lot of buyers and investors have been pushed out of the city due to the rising costs of properties in the city (see Westshore haha).  Wesley Chapel is a fast growing area.  There are restaurant, bars and other entertainment venues starting to flood the area, great investment area.  What are you specifically trying to learn about the area?  I have looked in that area before and it is similar to the other surrounding areas (Riverview, Brandon, Etc).

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $570,000
Cash invested: $30,000

I bought this house as my first primary residence and have now moved out and am renting it! I hope to add 4-5 properties to my portfolio over the next 5 years!

What made you interested in investing in this type of deal?

As a loan officer, I believe the best investment you can make is in real estate!

How did you finance this deal?

Mortgage

How did you add value to the deal?

I am a loan officer so I was able to get a great rate as well as navigate the loan approval process.
