Hey Tommy, welcome to BP!

@Carl Woodley welcome to BP. You've come to the right place to educate yourself on everything real estate related!

If you're inheriting the property and want to rent it out, you may want to consider putting ownership of the house into an LLC and/or getting an umbrella insurance policy.

You'll most likely want to get up to speed on the landlord laws that are in place for NJ.

Did you have any specific questions?

@Jared Garfield thanks for sharing your views and writing this up.

Did you feel that getting your real estate license helped you along the way?

@Jason O. I've been looking at Allentown - in and around the NIZ, and Bethlehem, near the University, and Sands Casino.

Hello all,

I'm considering getting my license in New York State. I want to take the 75-hour course in person, not online.

I stopped by a local Keller Williams branch the other day, and they gave me a few places to contact, and I wanted to know if anyone had any thoughts/experience with the schools. Or if anyone had any other places to consider. The in-person places they told me to look at were:

NY Real Estate Institute
Bassett Educational Services
Hudson Gateway Association of Realtors (HGAR)
Orange County Community College
Advanced Training Institute

Any thoughts? Thanks!

Hey Jason O. I've also been looking at Lehigh Valley to invest. Made a couple of trips there recently. If you come across any deals, myself, and several others around here would probably be interested in taking a look Best of luck with everything!

@Steven Primiano how bad an area? Irvington? East Orange? Camden?

@Jay Hinrichs I think you're probably right about him being more the handy man. He told me he collects the rents when needed, and also has a crew that does repairs. His title was "property manager", just probably not an official manager.
